12 October 2009 The Gulf Opportunity Zone (GO-Zone) act passed after the 2005 Hurricane season which offers accelerated depreciation up to 50% of purchase price on real property used in the 3 coastal counties of Mississippi will come to an end, unless extended, in December of 2009. This act, which allows real estate investors the ability to take a depreciation of up to 50% of their purchase has been a driving force in the real estate investment arena for the past 3 years because it allows investors to recapture their taxable losses from up to 5 years prior. Some investors have chosen not to take advantage of this tax shelter because of uncertainty in the national real estate market. The real estate market in the Biloxi/Gulfport, MS area as well as the Ocean Springs, MS area have been steady, and still increasing and that trend is expected to strengthen as the area is considered to be an emerging market with Billions of Dollars being poured into the area by Casinos, Government Funding & Contracts, Port Expansion, and private businesses. Because of its prime location, centered between New Orleans, LA and Mobile, AL, this area should continue to see growth in the real estate market and is currently forecast to be one of the top appreciating areas in the Country for real estate investing. Some developers and companies are so positive that their properties will cash-flow that they are willing to back it up, in writing, and guarantee a positive cash flow position for a minimum of 2½ years. Based on current appreciation and forecast appreciation in the area, this will allow plenty of time for investors to take advantage of the tax shelter, create a positive cash flow, and create a profit on the resell should they be willing to sell in 2½ - 3 years.
